If you have sold properties before or are thinking of selling for the first time, we want to make sure we can give you the correct advice information to guide and help you sell in the quickest time, with the least hassle and for the best price achievable.

First step of the selling process is very important. Choosing an estate agent to sell your house and we advice starting this research early as there are several different options. Before booking your valuation you should make sure you find the agent, you believe, can do the best job for you.

There are two different types of agents to choose from such as, online-only agents, and sole traders for you to choose from, all with different costs and benefits.

A good agent will help you to get the best value for your property, save you time and save you stress, where as a poor agent could do the exact opposite, charging you less but delivering a lower price at more hassle.

It is important the estate agent you choose, you can trust to put your best interests at heart. So how do you get started to find the perfect agent for you?

Create a shortlist of estate agents


  1. You can do this by getting a list of agents to choose from down to three, then invite them out to do a valuation. To do this you should:

  2. Ask trusted friends and family – nothing is more powerful than someone you know offering their recommendation from recent experience

  3. Compare local agents based on their recent reviews online. After friends and family, other consumers are your next best point of reference

  4. Check they sell properties like yours. In your postcode, in your value range and of your property type.

  5. Look at how they market a property. Will they give you maximum exposure? Are their property photographs well taken? Do you believe they will market yours effectively?

  6. Always check their viewings policy. Make sure they do not charge you for extras like this. A great agent will accompany all viewings where possible to understand the buyers’ needs and sell to them accordingly.

Making your final decision

Choose an agent based on how you feel they will look after you during the entire process of the sale, not just based on fee. Many agents are optimistic with their valuation to win your business, only to reduce the price later. Make sure you are confident an agent has used comparable evidence and recent transaction examples when they give you your price.

You may also want to consider agents who offer additional services, such as sales progression, doing more to help ensure your sale goes through once an offer is accepted.

An agent who works hard on your behalf to get you the best price, can save you a lot of money in the long run. Make sure you “get on” with the valuer that comes out and you trust them. Your relationship with your agent is one of the most important things so you must feel confident they will pick up the phone when you need and help you get all the way to completion.

STEP1 : Register to get your competitive advantage


The London sales market can be extremely competitive and fast-moving, but we can give
buyers that register with us an unfair advantage.
By registering your requirements, we can help you be the first through the door of newly listed homes.

STEP2 : Are you selling too?


If your move will involve selling your current home it is advisable to advertise your current property before looking for a new home.
Being ready to sell means you are less likely to miss out on your dream home.

STEP3 : Find the right property


With hundreds of new listings each week, we will help you find the right property.
We can also keep you constantly up-to-date via email and text alerts, even before properties get listed on all the top property portals.

STEP4 : Viewings


Book your viewing online or in the office.
We will chauffeur you to your viewings ensuring you arrive in a relaxed frame of mind and accompany you throughout so that we are on hand to answer any questions immediately and advise where necessary.

STEP5 : Making an offer


Once you find your perfect property you can make an offer online or with your agent.
Let us know if there any special conditions of the offer and we will communicate this to the seller.
At this point you may need to demonstrate that you can proceed by providing evidence of your mortgage in principle and solicitor details.
There are no legal obligations on either side until contracts are signed.

STEP6 : Offer accepted


Once you accept an offer we will do the following:

  • Prepare a memorandum of sale
  • Confirm the agreed price with all parties
  • Confirm your solicitor & mortgage details

You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

STEP7 : Conveyancing


As part of the conveyancing process your solicitor will do the following:

  • Raise any enquiries on receipt of the draft contract from the seller’s solicitor
  • Request their own local searches
  • Agree on a date for exchange of contracts

We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.

STEP8 : Survey and mortgage offer


A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property’s value.
After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned.
There are no legal obligations until contracts are signed.

STEP9 : Exchange of contracts


Exchange of contracts occurs when all enquiries have been confirmed and agreed.
Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be transferred online or paid in the form of a banker’s draft from your solicitor to the seller’s solicitor.
The completion date is then set by mutual agreement.

STEP10 : Completion


Completion is when the residual monies (usually 90%) are transferred from your solicitor tothe seller’s solicitor’s account.
We will release the keys once the money has cleared in the seller’s account.
Congratulations, you are now the legal owner of your new home!

Conveyancing involves the legal transfer of home ownership from the seller to the buyer. The whole conveyancing process starts when an offer on a house from a buyer is accepted by the seller. The process completes when the house keys are handing over to the new buyer. Both sellers and buyers need to go through the conveyancing process. It is always a good idea to choose your conveyancer or solicitor as early as possible, around the same time that you choose your estate agent, as this will help reduce delays.

Who does the conveyancing?

Whether you are selling or buying, a solicitor or conveyancer will conduct the conveyancing process. There are a number of different providers who can carry out the conveyancing and as your estate agent, we will often recommend a provider of good repute who is familiar with our business, our processes and our staff in order to make the process as smooth as possible. There is however, no obligation to use the recommended suppliers, you can select your own conveyancer if you prefer.
